Every inspection is done in line with the Rental Tenancies Regulations 2021 or STRA legislation. 

No. If you don’t like your first interaction with Captain Compliance, there is no charge. We are happy to come and meet you on site to discuss your requirements.

This is a document verifying that the work performed was done by a qualified person, and completed to a level required by the relevant standard. This certificate is very important for insurance purposes if there is an accident at your property.

As part of the process, Blair is happy to meet you on site and identify and discuss the requirements you need. Captain Compliance has easy, set pricing, which is simple to understand. If you are happy with the quoted price, we can get to work.

A new property has built-in compliance cover included when you receive your final Occupation Certificate from council. This lasts for 12 months for buildings, and 3 years for pool fences, from the date of issue. After that, it’s time to call Captain Compliance. We will audit the property and add you to our ever-growing list of customers.

There are always new rules and regulations regarding STRA, permanent rental and pool fences in NSW. You can be confident that Captain Compliance will notify you if the rules regarding your property are changed, and what needs to be done about it.

Captain Compliance releases a monthly newsletter detailing any news around compliance and auditing, as well as statistics and news.

Simple. When Captain Compliance audits your property, you are covered from that day on for a period of 12 months. This means that if the smoke alarms in the house start beeping at 2am on a Sunday night, a technician will come to site, fix the issue and document the work in a clear manner. THERE IS NO LABOUR CHARGE. Also, if the alarm in question was installed by Captain Compliance, it is replaced with a new one, at no charge. So the more components we install, the less you have to pay. You are just charged the annual audit fee each year.

Some common scenarios:

  • The smoke alarms in your Airbnb start beeping on a Saturday night, annoying the occupants. A tech is dispatched, usually within the hour, who stops the beeping and calms the guests. If the issue can be solved completed during the visit, it will be, but sometimes it is best to do the minimum work required, and return when the guests have vacated, so as not to impact their holiday.
  • The smoke alarms in your permanent rental become faulty and will not stop alarming. A phone call is made to the tenant, to walk them thru how to de-activate the alarm if possible. Then a tech is dispatched to arrive within the hour, and replace the faulty smoke alarm.
  • You have guests moving in to your Airbnb, and you have just realised that the pool fence does not have a current certificate of compliance. A tech will be dispatched, to arrive within the hour, and audit the pool.

Yes, If you have 4 or more properties within the Northern Rivers, you are eligible for a significant discount. Please call Blair Rankin on 0432 331 633 to discuss, as this discount is allocated on a case-by-case basis.

Captain Compliance works on a ceiling of $100 for replacement items. Anything over this limit will result in a quoted price being sent with the initial audit invoice. A follow-up call will be placed a month from the date of issue to either confirm the job, or record that the landlord is taking responsibility for it.
